The Top Reasons Homes Don’t Sell

Get To know The Top Reasons Homes Don’t Sell!

If you have had your home on the market for several months and haven’t seen much activity or any offers, chances are that one or more of the reasons below are to blame.

Your price is too high

The most common reason homes don’t sell is an asking price that’s too high. Several factors can cause this, from over-enthusiastic listing agents to unrealistic seller expectations. However, if you price your home too high, you may face many challenges in selling.

Even if you receive an offer at the inflated price, the deal might fall apart because the buyer could struggle to secure financing. Take a look at similar homes for sale. If they’re priced lower than your home, your price may be too high.

Your home competes with others on the market, and buyers’ willingness to pay will determine the final sales price. I will fight for the best possible, realistic price for you. By using a Comparative Market Analysis (CMA), we can ensure you’re getting the best value for your home.

The condition of your home

There is a lot of competition when selling a home. Your property competes with similar homes and new ones on the market. The more you can do to make your home appealing, the better your chances for a quick sale.

Look at your home with a critical eye. Put yourself in the buyer’s position. A buyer doesn’t want to do anything except move in. Your best “bang for the buck” improvements are paint and flooring.

Make sure all paint is in great condition, inside and out. Repainting costs little and usually has the biggest impact on buyers. Also, ensure all flooring looks good. You may want to consider new carpet. It’s not expensive, but it makes a big impression on buyers.

Your marketing campaign is out of steam

The best listing agents all use an aggressive marketing plan to market their listings. If your listing agent isn’t making sure your home can be found easily on the internet, isn’t actively touting his or her listings to other agents in the area, isn’t running ads in the local newspapers and real estate publications, then it might be time to change agents. If all your agent has done is put a sign in your front yard and add your home to the local MLS, then that agent isn’t coming close to doing all that can be done to effectively market your home.

Your home isn’t easily accessible

To sell your home quickly, it’s important for other agents to show it to many potential buyers. When a busy agent compiles a list of homes, they tend to show the ones that are easiest to access first. Many homes on the market use “lock boxes,” which hold a key that only qualified local agents can access. Homes listed as “lock box, no appointment needed” get shown more often than those listed as “agent has key, call for appointment.”

If possible, allow your agent to place a lock box on your home for easier showing. If that’s not an option, do whatever you can to make it convenient for agents to show your home.

As your real estate advisor, I’ll do everything I can to help you sell your home for the best price possible. I will take all necessary steps to effectively market your home!
