- Gulf Harbors Woodlands and Sea Forest — established waterfront and near-water communities.

What Buyers Should Know
- Flood zone is the biggest single variable. Canal and riverfront property is commonly in Zone AE or VE; move inland and much of New Port Richey is Zone X. Always verify the parcel before you budget.
- Age and insurability. Much of the housing dates to the 1960s through 1980s. Roof age and wind mitigation features drive premiums more than price does.
- HOA and CDD vary widely — from no association at all in older neighborhoods to CDD-carrying communities in the 34655 corridor near Trinity.
- Gulf access is not uniform. Confirm canal depth, bridge clearance and whether the seawall and dock are in serviceable condition.
Lifestyle and Location
The Cotee River and Sims Park anchor downtown, with the Gulf a short run out through the canals. Werner-Boyce Salt Springs State Park, Robert K. Rees Memorial Park and the Starkey Wilderness Preserve are all close, and the Suncoast Parkway puts Tampa International Airport about 40 minutes away. Tarpon Springs, Trinity and the Gulf beaches are all within a short drive.
