Holiday sits in west Pasco County between New Port Richey and Tarpon Springs, and it remains one of the most attainable places to buy in the Tampa Bay area. The housing stock is largely 1960s through 1980s single-family homes, villas and 55+ communities, with a band of canal-front properties along the Anclote River that offer direct Gulf access.

- Key Vista — a gated community with a clubhouse, heated pool and spa, fitness center, tennis and pickleball courts, and a low HOA that includes cable and internet.
- Forest Hills — established waterfront neighborhood with canal homes, private docks and boat lifts with direct Gulf access via the Anclote River.

What Buyers Should Know
- Flood zone varies sharply. Waterfront and low-lying areas near the Anclote River are frequently in Zone AE; inland Holiday is often Zone X. Verify the specific parcel — it can change the monthly payment substantially.
- Homes here are older. Roof age, electrical panel type, plumbing material and the four-point inspection drive both insurability and price more than square footage does.
- Many Holiday neighborhoods have no HOA and no CDD, which keeps carrying costs low compared with newer Pasco communities.
- Boaters should confirm bridge clearance and canal depth for their specific vessel before assuming Gulf access works for them.
Lifestyle and Location
Holiday is minutes from Anclote Gulf Park and Anclote River Park with its boat ramp, and about fifteen minutes from the Tarpon Springs Sponge Docks. Howard Park and Fred Howard Park beaches are close, and US-19 runs the length of the community for shopping, dining and medical care. Tampa is roughly 45 minutes east.
