Short sales and pre-foreclosure homes can be a smart opportunity for Tampa buyers, but they work differently from a typical purchase. Here is what to expect and how to put yourself in the best position.

Short Sale vs. Pre-Foreclosure vs. Bank-Owned

  • Pre-foreclosure: The owner is behind on payments or in the foreclosure process but still owns the home. It may sell as a regular sale or a short sale.
  • Short sale: The owner is selling for less than is owed, so the lender must approve the price and terms.
  • Foreclosure auction and bank-owned (REO): The home has gone through the court process and is sold at the Clerk’s online auction or later by the bank.

Expect a Longer Timeline

The seller can accept your offer, but the lender still has to review it. Lender approval commonly takes several weeks to a few months and can involve counteroffers or requests for more documents. Buyers with flexible move dates have the advantage.
