  • Court: Hernando is part of Florida’s Fifth Judicial Circuit. Foreclosure is a court case filed with the Clerk of the Circuit Court in Brooksville.
  • Sales: according to the Hernando County Clerk, foreclosure sales are conducted in person on Tuesdays and Thursdays at 11:00 a.m. at the Hernando County Courthouse, 20 N. Main St., Brooksville. Check the Clerk’s site for current procedures.
  • Timing: the sale date is set in the final judgment, usually 20 to 35 days after judgment (Fla. Stat. § 45.031). The owner’s right of redemption generally ends when the clerk files the certificate of sale (Fla. Stat. § 45.0315).
  • Values: ownership and assessed values are available from the Hernando County Property Appraiser.

Spring Hill’s large stock of single-family homes

Spring Hill grew from a large planned development begun in the late 1960s, and much of it is single-family homes without a mandatory HOA. That can make closings simpler (no association approval or estoppel), but the age of roofs, HVAC systems and septic systems in older sections affects insurance, financing and price.
