- Court: Florida foreclosures are court cases. Pasco County is part of Florida’s Sixth Judicial Circuit (shared with Pinellas). West Pasco cases are commonly handled at the West Pasco Judicial Center in New Port Richey and East Pasco cases in Dade City.

Pricing realistically for condition helps a short sale get approved.
Coastal flooding and storm repairs
Low-lying neighborhoods along the Gulf in Hudson, Port Richey, New Port Richey and Holiday were affected by storm surge in 2024. Unrepaired damage, flood-zone status and flood-insurance costs all affect what buyers will pay. Homes with significant damage may also face local substantial-damage rules before rebuilding. Disclose known damage early so the lender’s valuation and the buyer’s expectations line up.
55+ communities, condos and HOAs
West Pasco has many 55+ communities, villas and condominiums. Association approval of buyers, estoppel letters and any unpaid dues or special assessments have to be handled at closing — Florida law makes a new owner jointly liable for unpaid assessments (Fla. Stat. § 718.116 and § 720.3085).
Newer homes in central and east Pasco
In Trinity, Land O’ Lakes and Wesley Chapel, newer homes may carry CDD assessments and builder-financed or recently refinanced loans. CDD balances appear on the tax bill and must be accounted for in the payoff.
